Completed in stages from 2004 to 2008, The Plains Retirement Village’s independent living units are spacious, stylish, thoughtfully-designed, and surrounded by attractive landscaping. Their Eight Mile Plains location, close to motorways, shopping and transport, is very convenient.
The Plains offers a choice of two-and three-bedroom (or two-bedroom plus study) units. Most are of the traditional detached/ duplex type; however, 16 “boutique” units – all three-bedroom (or two-bedroom plus study) – are housed in a two-storey block with full lift access to the eight units on each level and to basement parking.

The Plains’ units provide a very special living environment for the over-70s, due, in large part, to the caring, community spirit that pervades the village, not to mention the village’s many amenities which include:

Consisting of a double bedroom, living/ dining area, kitchenette, ensuite bathroom and spacious balcony/ patio, serviced apartments are designed for a lifestyle of “independence without the chores”.
Three meals per day, flat-linen laundry and apartment cleaning are provided.
The serviced apartments’ complex is spacious, functional and stylish, with full access to village amenities – including for peace of mind (should care needs increase), an aged care facility.

Janoah Gardens (Manly West)
Independent Living Units (84)
Janoah Gardens’ one-and two-bedroom independent living units at Manly West are functional, attractively-finished and affordable. Cooling bay breezes, special caring atmosphere and palpable sense of “community” are among the many advantages of this established, bayside village.
Life in a Janoah Gardens unit loses nothing to living in one’s own home, but there are fewer bills to worry about, the end of home and garden maintenance responsibilities, and ready access to help in an emergency.
The co-located aged care facility adds to residents’ peace of mind.
Serviced Apartments (20)
Because meals, laundry and cleaning services are provided, Janoah Gardens’ serviced apartments allow semi-independent living. Acclaimed as having one of the most successful designs on the market, apartments are spacious and functional, with a large private balcony adding to their liveability.
An under-cover connection to the adjacent Community Centre provides serviced apartment residents with easy access to the village’s central amenities and regular activities.

Beth Eden Riverside Village (Graceville)
Independent Living Units (25)
Located at leafy Graceville, only 8 km from the heart of Brisbane, these one- or two-bedroom units are eminently affordable – in fact, the one-bedroom units are priced from as low as $120,000. Older units have been refurbished, some externally as well as internally, with some, along with many of the newer (1997) two-bedroom units having lovely river views.
Certain units could be used for “serviced apartment” living (or non-subsidised “low care” accommodation), suiting mobile residents with negligible personal/ clinical care needs.

ADMISSION AND FINANCIAL ARRANGEMENTS

- No Government subsidies but operated under the Retirement Villages Act (State).
- Residence Contract for occupancy.
- Ingoing Contribution (loan) based on value of Unit.
- Upon vacating Unit, Ingoing Contribution is refunded less an Exit Fee calculated at 5% per annum for maximum of five years.
- Fortnightly General Services Charge (including Maintenance Reserve Fund contribution) covers operating costs.
- Application to manager of village.
Serviced Apartments – The Plains, Janoah Gardens and Beth Eden
- Similar to Independent Living Units (see above). Exit Fee calculated at 5% per annum for maximum of five years.
- Fortnightly General Services Charge (including Maintenance Reserve Fund contribution) and Personal Services Charge (for meals, flat-linen laundry and cleaning) cover operating costs.
